When I am talking to my new, and existing clients one thing I like to spend some time on is Property reports and more importantly, how to use them when you are house hunting to save them time and money.
The RP Data Property Reports are generated from Corelogic, and they pull through the most recent information on properties within Australia based on the property you are looking at and similar properties in the same location.
So what are the top 3 reasons I love a property report for my clients?
- Estimated price range
The report will pull through recent sales for properties in the area that are considered ‘similar’. Now this wont be as accurate for properties that are wildly unique or recently built however, I love this detail because a lot of properties these days are listed with no price. Rather than assume it’s out of your price range, you can get a property report which will give you a more accurate idea if this property is worth a call to the agent or not.
2. Recent sales activity
I have had clients in the past told by agents that a particular property has just been listed and when we looked at the property report that was indeed correct. However, what the agent neglected to mention (perhaps on purpose) was the property was previously listed, unsuccessfully with another agent for 8 months.
This indicates to me that perhaps the vendor (the person/s selling the property) may be getting a little desperate to sell and it may not be the ‘put your best offer forward first’ scenario the agent had led my clients to believe.
3. Similar properties on the market
The report will include properties on the market in the same area which are as close to the property you are looking at. The reason I love this is sometimes, trolling through pages and pages of Realestate.com may leave you confused or ‘over it’ and you might just miss the perfect property sitting on page 43. Having a shortlist of properties, in the price range you are looking at, in the area you want can be an added bonus and save you time going through pages and pages of websites.

It is a subscription based product, one that I wouldn’t suggest taking out simply to help with house hunting. Having said that, I pay the monthly subscription purely so I can obtain property reports for my clients.
